WHAT FEES DOES BRILHO CHARGE AS MY PROPERTY MANAGER?

Our standard fee for service is 5% of the gross rental income of your luxury investment. However, as an BRILHO client you will be entitled to receive discounts on all operational services you would typically encounter as an owner such as insurance, contractor and legal fees. This can substantially offset our management fee.

TRAVERTINE FLOORING

Travertine is a natural stone formed in geothermic areas of the Earth. Like marble, it comes from the limestone family. As such, it is a very porous rock, and is considered a higher maintenance type of natural stone. Travertine is often used in outdoor settings and for tiling bathrooms.

By the 15th of every month, you will receive our monthly owner’s statement detailing the income and expense activity of your asset, including receipts for ultimate transparency and ease of tracking. Track monthly statements and access financial reports for investors on our website. With done-for-you financial reporting, tax filing is simple and cost effective.

RENT INVOICING

Your Tenants Will Always Know When, Where, and How Much to Pay

At least one week prior to the end of the month, tenants receive their monthly rental invoice via email or mail. The monthly rent invoice will include a detailed breakdown of any rent and applicable lease or utility charges. Tenants can also log in to our website at any time to check rent balances or to confirm that previous payments have been processed.

RENT COLLECTION

Online Rent Payment Makes Collection Prompt and Easy

Long gone are the days of waiting for checks to arrive in the mail so you can make your expense payments. Our online rent payment tool allows tenants to make a payment directly on our website ensuring quick, easy payments every month. Payments can be made via bank account or credit card with no additional fee.

To ensure timely rental payments, we provide email and phone reminders to tenants who have not paid rent by the 5th of the month. We will continue to follow up consistently until we receive payment.

STATE AND FEDERAL TAX FILING PREPARATION

Due to the large volume of work, we do through our vendors, our CPAs can offer discounts to our clients for tax filing in the U.S. We can also work with your accountant of choice if that is your preference, and we are here to help make any clarifications or reclassifications to operating statements as needed. With extensive knowledge of relevant tax law, our CPAs help you save money on tax payments and avoid unnecessary late fees and penalties.

APARTMENT TURNOVER SERVICES

Apartment Pre-Inspection, Cost Efficient Pricing, and Turnover Work Oversight

We conduct pre-move-out inspections at least two weeks before the lease expires. Once the tenant has vacated the premises, our team checks again for any damage or missing items. We obtain estimates for repairs and replacements, and we facilitate any necessary deduction from the tenant’s security deposit. We also oversee completion of apartment turnover work such as painting, floor refinishing, basic maintenance, repairs, and other sprucing up that may be required. There was a kitchen pipe that burst leading to the flooding of my apartment while I away. Although the property management team took steps to air dry the apartment I was not notified. Walking in just before 1am to find things that were removed from the cabinet strewn across the floor and the sink piled up with the things that were exposed to the water damage and a hole in the wall. Needless to say I was overwhelmed and very upset and had the daunting task of disposing of the removed wall debris and other rugs. In the morning I called around to see if anyone could support but on such short notice no one was available. I could not move the stove and other items that had been moved nor did I have the capacity alone. When I got through and explained the situation, I received empathy and could tell help would be on the way. At the next availability plus a lot of last minute rescheduling, a team of 2 arrived promptly and began the task of cleaning up. They were very polite, asked for clarification and direction to ensure my priorities were met. They asked me to review completed sections to see if it was up to my satisfaction. Very professional. Thank you so much for running around and making it possible in this emergency situation!

Our new house is cleaned regularly but major decorating work and old construction dust in the ducts called for a deep clean. Luciano was very responsive and his team of three came within days. They worked unbelievably hard for a full day and our home came out fresher and cleaner in every way. Our house is only 1.5 years old and recently designer-decorated. While tidy and regularly cleaned, it needed a deep clean owing to construction dust and all the traffic in the house. Luciano scheduled the job and sent in three people who put in a solid 8-hour day or hard work. Our home is gleaming and fresh from basement to top floor.
